About this document

In Scotland property ownership is recorded by Registers of Scotland, not HM Land Registry. For a property on the modern Land Register the title deeds are the Title Sheet, which names the owner and records the price paid, any standard security (mortgage) and the burdens affecting the land, and the Title Plan, which shows the boundaries on an Ordnance Survey map. Scottish title numbers start with a county code, for example MID12345 for Midlothian. Some older properties have never moved to the Land Register and are still recorded in the historic General Register of Sasines, where ownership is traced through a search sheet and the recorded deeds rather than a single title sheet.

Common reasons people order this

Buying or selling in Scotland

Check the registered owner, the burdens and any standard security before you commit.

A recent sale or remortgage

A Pending Application shows changes that have been applied for but are not on the Title Sheet yet.

Boundary questions

The Title Plan shows the registered extent of the land.

Older family property

If the property is still in the Sasine register, a managed search finds the search sheet and the deed that transferred it.

Frequently asked questions

What are title deeds called in Scotland?+

For property on the Land Register, the official record is the Title Sheet, with a Title Plan showing the boundaries. They are kept by Registers of Scotland.

How much does a Scottish Title Sheet cost?+

The Title Sheet is £29.99, the Title Plan £24.99, or both together £43.99. A Pending Application search is £16.99. Fast Track delivery is £4.99 extra.

What is the Sasine register?+

The General Register of Sasines is Scotland's older register of deeds. Properties that have not been sold or remortgaged for many years may still be recorded there instead of on the Land Register. Their history is found through a search sheet and copies of the recorded deeds.

What if my property is only in the Sasine register?+

We tell you before doing anything else. You can choose a full refund, or a managed Scottish search in which we find the search sheet and the relevant deed for you. The remaining balance is only asked for once the documents have been found.

What is a pending application?+

An application that has been sent to Registers of Scotland but not yet registered, for example a recent sale, a new standard security or a discharge. It is not shown on the Title Sheet until registration is complete.

Can I search by title number?+

Yes. Scottish title numbers start with a county code, for example MID12345. Enter it on the home page instead of a postcode.
