About this document

For registered property, what people call the 'title deeds' is held electronically by HM Land Registry in England and Wales, and by Registers of Scotland north of the border. The two documents that make up the modern deeds are the Title Register, which records who legally owns the property, the price paid and any mortgages or restrictions, and the Title Plan, which shows the boundaries of the land on an Ordnance Survey map. You do not need to own the property, and you do not need the original paper deeds - the official electronic copies are the documents solicitors, lenders and courts rely on.

Common reasons people order this

You have lost the paper deeds

For registered property the electronic record replaces the originals - an official copy is all you need.

Proving who owns a property

The title register names the current legal owner and is accepted as proof of ownership.

Boundary and access questions

The title plan shows the extent of the land, along with rights of way recorded on the title.

Probate, remortgage or sale

Solicitors and lenders routinely ask for up-to-date copies of the register and plan.

Frequently asked questions

How do I get a copy of my title deeds?+

Search the property by postcode, address or title number on this page, choose the Title Register, the Title Plan or both, and pay online. The official PDF copies are emailed to you.

How much do title deeds cost?+

The Title Register is £29.99 and the Title Plan is £24.99. Ordering both together costs £43.99, a saving of around 20%. Fast Track delivery is £4.99 extra.

Do I need to own the property?+

No. Title deeds for registered property are public records, so anyone can order a copy for any address in England, Wales or Scotland.

What if I don't know the postcode?+

You can search by HM Land Registry title number instead. Enter it on the home page and we will locate the title for you.

Are Scottish title deeds different?+

Scottish property is registered with Registers of Scotland rather than HM Land Registry, and the equivalent documents are the title sheet and plan. We supply both, and we will tell you if a historic Sasine search is needed.

What if the property is unregistered?+

A small number of older properties have never been registered and have no electronic deeds. If we cannot supply a document you are refunded automatically.
