Frequently asked questions
Everything about ordering title deeds, registers and plans for property in England, Wales and Scotland.
Title deeds and documents
What are title deeds?
For registered property the 'title deeds' are held electronically. The Title Register records the legal owner, the price paid and any mortgages or restrictions. The Title Plan shows the boundaries of the land on an Ordnance Survey map. Together they are the modern equivalent of the old paper deeds.
What is the difference between a title register and a title plan?
The register is text: ownership, price paid, charges, covenants and rights. The plan is a map: the extent of the land outlined in red. Most people ordering deeds want both, which is why we offer them as a bundle.
How much do title deeds cost?
Title Register £29.99, Title Plan £24.99, or both together for £43.99. A Flood Risk Report is £9.99. For Scottish properties, a Pending Application search is £16.99 and a Sasine Search Sheet is £19.99. Fast Track delivery is £4.99 extra.
Do I need to own the property?
No. Title deeds for registered property are public records. Anyone can order a copy for any address in England, Wales or Scotland.
What if the property is unregistered?
A small number of older properties have never been registered and have no electronic record. If we cannot supply the document you ordered, you are refunded automatically.
Searching for a property
What if I don't know the postcode?
You can search by HM Land Registry title number instead. Choose the 'Title number' tab on the home page and enter it, for example WSX205033.
Does the search cost anything?
No. Searching by postcode, address or title number is free. You only pay if you choose to order a document.
Do you cover Scotland?
Yes. Scottish property is registered with Registers of Scotland rather than HM Land Registry, and the equivalent documents are the title sheet and plan. Where a property only appears in the historic Sasine register we will contact you before proceeding.
Do you cover Northern Ireland?
Northern Ireland has a separate registry and is not covered by the automated service. Contact us and we will tell you whether we can help manually.
